Permits were filed for the "Full demolition to a one story building" and to build a forty-nine-foot tall, five-story mixed-use building at 31 Church Avenue in Kensington, between Story Street and Chester Avenue. The Department of Buildings hasn't reviewed the project yet.
BP Developer Partners LLC bought the property from 31 Church Ave LLC for $10 million on August 6, 2025. BP Developer Partners LLC was established on June 25, 2025.
The property that was purchased (Tax Block 5313, Lot 34) includes these addresses: 31-35 Church Avenue, 43 Church Avenue, and 43 Rear Church Avenue.
The building will include twenty-nine condominiums, commercial space, and community facility space, a cellar, a rear yard, and twenty-six enclosed parking spaces.
