CONDOS UNDER CONSTRUCTION AT HISTORIC SITE ON MCDONALD AVENUE

Construction of a luxury apartment building has begun in the vacant lot at the northeast corner of McDonald Avenue at Fort Hamilton Parkway in Windsor Terrace. The lot had lain unused for more than a decade, since the passing of the last member of the family that owned it--the Manker family.

Twelve condo units with off-street parking will occupy the space at 271 McDonald Avenue, also known as 3127 Fort Hamilton Parkway.

The owners and developers are 3127 Ft. Hamilton LLC and 79 Locust Ave. LLC; they purchased the property in December 2016.

The Manker Family

Collection of the Brooklyn Historical Society

John D. Morrell's 1958 photo above shows the six-story apartment building located at 243 McDonald Avenue. It and the apartment building next to it, located at 221 McDonald Avenue, were erected in 1953 on the former site of some of the greenhouses owned by the Manker family.

For more than seventy-five years, the Manker family owned property in Windsor Terrace that built greenhouses on. In around 1914, they opened a floral retail store near the corner of McDonald Avenue and Fort Hamilton Parkway. Their multi-generational family business began in 1889 and endured into the late 1960s.

A map in Atlas of the Borough of Brooklyn, 1929 (E. Belcher Hyde Map Company, Publisher) shows five of the family's greenhouses. In addition to McDonald Avenue, they're also on the west and east sides of E. 2nd Street.

The Manker family owned and lived in the two-story house at 3119 Fort Hamilton Parkway, next to the corner lot. A driveway whose entrance is on McDonald Avenue, next to the B67/B69 bus stop, still stands behind the lot, and a detached garage still stands behind the house.

In the July 24, 1915, edition of The American Florist, Frank Manker Sr. is cited as "one of the leading growers of Brooklyn."

The 1916 edition of Florist & Nursery Exchange reports that the author paid a visit to

"the firm of Chas. Manker, Gravesend ave. [now McDonald Avenue] and Fort Hamilton ave. [now Fort Hamilton Parkway], So. Brooklyn. Mr. Manker has been here since 1889, and now owns the ground on which he started. His glass amounts to 30,000 sq. ft. Two years ago he erected a show house or conservatory at the corner of the two avenues, where a retail business is done in connection with Greenwood Cemetery opposite, also with the residents around.
There is a brisk trolley service along Greenwood ave. to Coney Island, and to 16th ave. The neighborhood is building up, and Mr. Manker finds the rates on his property mounting steadily."

The entry points out that Manker has two large span-roofed greenhouses. It also mentions that three of his sons were also in the floral business.

Philip Manker is listed in The Commercial Register, New York, of Manhattan, Brooklyn, Richmond, and the Bronx and Vicinity, 1919-1920 at 3119 Fort Hamilton Avenue as "Manager, Greenwood Avenue, Brooklyn."

An obituary in The New York Times of March 25, 1967, reads
"Philip Manker, a florist for 58 years, who retired in 1965 from his shop at 3127 Fort Hamilton Parkway, Brooklyn, died yesterday at Lutheran Medical Center. He was 74 years old and lived at 9108 Colonial Road, Brooklyn. Surviving are his widow, the former Katherine Krauss; a son, Alfred W.; a brother, Charles, and two sisters, Mrs. Elizabeth Krauss and Mrs. Lillian Podlesney."

Philip's son Alfred was still living in the house at 3119 Fort Hamilton Parkway when he died in 2005 at the age of 86. The corner lot had served as his backyard, a bower with a rivulet and a small footbridge traversing the rivulet.

After Alfred's passing, the bower was leveled and the property put up for sale, selling in 2005 for $1,400,000, in 2014 for $2,200,000 and in 2016 for $2,900,000.

Long-time neighborhood residents have memories of buying flowers at Manker's for First Holy Communions, Mother's Day, weddings, and funerals at Immaculate Heart of Mary Church as well as for corsages for teenage girls' birthdays.

GROUND HAS BEEN BROKEN FOR THE KENSINGTON DOG RUN IN PROSPECT PARK

Prospect Park Alliance press release

Paw-some! Kensington Dog Run Groundbreaking

July 29, 2019
Today, Prospect Park Alliance joined elected officials and community members for a "paw-some" occasion for Brooklyn's Backyard's four-legged friends.
Alliance President Sue Donoghue, Brooklyn Borough Parks Commissioner Marty Maher, Brooklyn Borough President Eric Adams and Council Members Brad Lander and Dr. Mathieu Eugene broke ground on the new Kensington Dog Run at the Prospect Park Parade Ground.

The dog run, located in the Parade Ground along Coney Island Avenue, includes 7,000 square feet of fenced-in space, separated areas for large dogs and small dogs, and features an innovative canine-friendly turf, a first for a New York City park.
The surface is low maintenance, and durable, and boasts superior drainage thanks to a porous backing which allows rainwater and dog waste to flow through the material. The turf also incorporates an antimicrobial agent woven into its fibers that reduces the need for detergents or deodorizers.

The dog run also will feature benches made of reclaimed wood from downed park trees. Additional enhancements include waste-receptacles, water fountains and new plantings of trees and dog waste-resistant shrubs.
The $405,000 project was funded by Borough President Adams and City Council Members Lander and Eugene, and advocated by local groups Brooklyn FIDO and the Kensington Dog Run Association. The Kensington, Windsor Terrace, Ditmas Park, Flatbush and Midwood areas are home to about 20,000 canines, according to a 2015 report by the NYC Department of Health. The project is expected to be completed by summer 2020.

“Prospect Park Alliance is excited to create this new amenity for the benefit of our four-legged friends and our community,” said Sue Donoghue, President of Prospect Park Alliance. “As a dog parent myself, I look forward to having this great new space where dogs and neighbors can come to exercise and mingle.”

“This project is the culmination of several years of engagement and advocacy by the community, and we are thrilled to be breaking ground on this new amenity. I was proud to allocate funding for this project along with my colleagues Council Member Brad Lander and Council Member Mathieu Eugene, so that our canine companions can enjoy a new, state-of-the-art space. The  forward-thinking sustainable design features incorporated into this project should serve as a model for future parks projects going forward. I want to thank Prospect Park Alliance for their steadfast partnership in this endeavor, and I know I speak for the entire surrounding community when I say that I eagerly await the grand opening of the new Kensington Dog Run,” said Brooklyn Borough President Eric L. Adams.

“I’m thrilled to be here celebrating the pawsome groundbreaking of Kensington’s Dog Run,” said Council Member Brad Lander. “We would like to thank Brooklyn Borough President Eric Adams and Councilman Mathieu Eugene for helping fund this project. Also the Kensington Dog Run Association who worked their tails off advocating for the idea throughout the participatory budgeting process and made this all paw-sible. The dog run is a testament to participatory budgeting and we hope everyone and their pups are excited as we are for this to come to life!”

“I want to thank our community partners in the Prospect Park Alliance and members of the Kensington Dog Run Association for helping to make this day possible,” said Council Member Mathieu Eugene. “Today’s groundbreaking is not only a significant upgrade to the Parade Ground, it is an important example of how, by working together, we are able to invest in the future of our borough. I am honored to allocate funding for this wonderful project, and it is my hope that through strong community partnerships we will continue to improve our green spaces.”

“Sometimes it’s Parks business to make sure dogs can do their business,” said Brooklyn Parks Commissioner Martin Maher. “This project is a great collaboration between  community advocates including CB14, the Kensington Dog Run Association and FIDO, as well as our dedicated elected officials. This project is an example of great design and project management by the Prospect Park Alliance, and will be a fantastic asset to the community.”

In addition to the dog run, Prospect Park is a haven for dogs, offering acres of green space for off-leash hours (5 am–9 am and 9 pm–1 am) at the Long Meadow (except ballfields), Nethermead and the Peninsula. Dogs can also beat the heat and go for a swim at the beloved Dog Beach, which the Alliance restored in 2017. Learn more at prospectpark.org/dogs.

DOG RUN GROUNDBREAKING CEREMONY SCHEDULED FOR JULY 29TH

                  Kensington Dog Run Groundbreaking Ceremony
                    Monday, July 29th, 10:00 a.m. to 11:00 a.m.

The anticipated date of completion for the Kensington Dog Run at the Prospect Park Parade Ground is summer 2020. Construction began in June.

Join the members of the Kensington Dog Run Association for the groundbreaking ceremony at the Prospect Park Parade Ground on Coney Island Avenue at Kermit Place (map), on Monday, July 29th, from 10:00 a.m. to 11:00 a.m.

The enclosed dog run is an example of a successful grassroots effort. A few years ago, dog owners in the neighborhood started talking with each other about wanting a nearby dog run, so neighborhood dogs could reap the rewards of exercising, socializing, and breathing fresh air.

They talked as individuals, they met as a group, they formed the Kensington Dog Run Association, they became a 501(C)(3) non-profit organization, they collaborated with the Parks Department and the Prospect Park Alliance, they built community support, and they searched for and secured funding.

The cost of the dog run is being covered by Participatory Budgeting funds from Councilmember Mathieu Eugene of District 40 and Brooklyn Borough President Eric Adams' capital allocations, with the balance coming from Councilmember Brad Lander of District 39.

Previous blog posts about the Kensington Dog Run, dating back to 2015, are here.

DIAPERS AND CHILDREN'S SUMMER CLOTHES ARE NEEDED AT THE KENSINGTON FAMILY SHELTER

From Catherine and Tracy, the neighbors who are volunteer liaisons between the neighborhood and The Kensington family shelter:

Hi neighbors,

We hope everyone is having an amazing, relaxing summer. We wanted to update you on opportunities to help out our friends at The Kensington family shelter.

Because of the change in seasons and new residents coming in, the shelter is in need of summer clothing for children, particularly toddlers and pre-schoolers. Laundered, stain-free, gently used clothing can be dropped off at the shelter, 385 McDonald Ave., attention Uniquia Parker, any day before 4 p.m., through July 15. Please don't bring other types of clothing or household goods; the shelter has no need at the moment and cannot store them and will not accept them.

In addition, the shelter is in dire need of diapers, especially sizes 3-6, including swimmer diapers. And wipes are always needed. If you would like to donate, they can be dropped off or mailed to the above address any time.

Our last big community event was a spring fling for the kids that included a very competitive egg hunt, a sing-along, a big spread of donated food, and face-painting. It was a great afternoon and we will, of course, be planning more events for the fall and will send along details when we have them.

Thanks once again to all of you for your generosity. It means so much to the shelter residents—and to us! This community is a model for the entire city. We have folks from other neighborhoods reaching out to us to find out how they can support shelters moving into their area. You planted a seed that can grow far and wide.

Love,
Tracy and Catherine
